Sqfootage of co-ops

Discussion about
Due to regulation, there are listings where some co-ops avoid writing sqfootage, while some give some round figure. 1) Is it legal to provide a round estimate? 2) Who comes up with the figure? The broker randomly assigns a number, or they have to follow what the co-op has on their record or blueprint or layout map etc? 3)Upon resale, can you provide your own estimate, or you need to follow some guideline? Thanks.

There are many threads on this. Bottom line is seller can say what they like as every listing has a disclaimer. It is buyers beware. Do not be lazy and calculate it yourself. Start by including every thing from the middle of the exterior wall as a minimum.

Btw, do not rely on condos stated sq footge either. New ones are inflated relative to the old ones. In the old days, exterior walls were not counted. For example, zackendorf tower 1 Irving place.
