Any experiences with this building? There was an older discussion but I'd like to get some more recent opinions. Just looked through a ton of Manhattan condos and this seems to be one of the cheapest in terms of price/CC. Any other recommendations for a cheap condo building? <800k for 1BR

It's a good apt building with solid financials. New gym. Nice lobby. Friendly concierge. Building also just started allowing washer/dryers in the units. Some units have balconies.

I wouldn't say it's the cheapest. If you're willing to go elsewhere other than the UES, Murray Hill and the Financial District are cheaper per sq footage.

But yes, this is a good building with very reasonable maintenance charges and good staffing.

Many buildings in the Financial District are land leases that do not bode well for the future.

We lived there for 3 years and it was enjoyable. The only downside for us was thin walls where you can hear your neighbor's tv or music and smell whatever they smoke or cook.

Staff was nice and plentiful. So it may hurt your wallet a little bit at tipping time. Laundry room is on the main floor so is bright and airy.

Overall a nice place to live. Prices have gone up a lot since late 2000 though.

Not only I have lived in the building for over 25 years, but I sell the most. If you are looking for a good Upper East Side building, than Continental Towers is the place. Why do I say that? Over the years, the board has done excellent upgrades. Beautiful gym only available to owners at $25 month, storage at $35 month, and now you can put a washer dryer in your apartment which I thought they would never allow. If you want to use the laundry room, it is on the lobby level and renovated about 3 years ago.
Best of all, incredibly low common charges, pretty much the lowest on Upper East Side.!. The building has excellent financials and always alot of money in reserves. Excellent staff. If you have any questions, please feel free to call me 917-846-2572 fsommer@corcoran.com Florence
