Discussion about
I read about Zillow in the NYT (Tedeschi article). You can get rate quotes from a variety of lenders along with all the fees/charges. The nice thing is that the lender doesn't have your contact info (it all goes via zillow) and you don't have to give any of your personal information either. I've received 4 quotes, all ranging from 5.6% to 6.5%, with fees ranging from $1,600-$12,000! The 5.6 seems too good to be true (I got that from 2 of the 4 that sent me quotes). Has anyone else tried them out or used them successfully to find a good loan? Thanks.
PS: the 5.6% was for a jumbo loan (but ess than 1M)
what is the down payment terms ? is based on 90 or 80 % you are getting these rates ?
20% down, but it is not clear if this rate counts for co-ops, which would not get the "conforming jumbo" rate.
5.6 on a jumbo loan is a steal and probably not true. I use zillow all the time for checking the value of a property. I have to say if you are not disclosing any personal information you are not getting anykind of real quote. I am not telling anyone on here to go out and give away thier personal info but without any bank or broker knowing the real deal getting a 5.6 rate quote is a good as the screen that you see it on. If you are looking for a mortgage, start with the bank that you do your banking with. Ask people for referals and talk to a few before commiting. If someone tells you there are no fees, hogwash... no one works for free. I have worked in the area of residential financing for manmy years and I have seen it all. Lending tree and these other sources are hooked into what I call FAKE banks. They are glorified brokers that fund the loan in thier own name through corospondent lending practices.
Good Luck.
Thanks SSNYC. I did include my credit score, income, where the property was. I just didn't have to say who I was, who I worked for, or my e-mail (so no pestering phone calls/e-mails). The fees from this lender were about $1600 (no pts). Others quotes up to 12,000 for fees (incl points). The lender was ICC, btw.
I agree, sounded too good to be true, but I have contacted the agent who responded to my zillow request to get the full scoop. I've also shopped around with the big banks and brokerages and recently have had some variability but nothing close to 5.6!
Thanks again...
