I am closing on a 2br/2bth (approx 1200 sq feet) place on UES next week. Apartment is in really good shape, but I want to do some work on it before I move in. I am closing on a 2br/2bth (approx 1200 sq feet) place on UES next week. Apartment is in really good shape, but I want to do some work on it before I move in. There are a couple of things I want to focus on. (1) Floors: The floors are really beautiful old wood and I am merely looking to stain them a darker color. (2) Walls: Need to be painted and possibly skim-coated. Wall-paper in a number of rooms to be taken off and possibly replaced. (3) baseboard: want to replace throughout. (4) Painting: the walls as previously mentioned, also the kitchen cabinets (fairly large kitchen) and a number of built-ins. (5) Master Bath: Remove and Replace sink, bath, tiles and toilet with medium-high fixtures (don't want cheap, but I'm not Donald Trump either). Not moving any plumbing, walls or electric. (6) Touch-ups: throughout the apartment there are places that may need very small touch-ups (caulking, painting, etc.). I hope this is enough details for some rough estimates, but I realize that a proper walk-through is necessary for an accurate estimate. I am basically looking for a quote (time and price) for the entire project above and, if possible, for each of the individual pieces. I would also be interested in a breakdown of labor vs. materials (as I may try to procure some materials on my own). I have already received an estimate from another contractor, so I am trying to gauge the actual costs of the project. The building is a co-op that is on the easier side of approving work. I have been pricing bathrooms I have gottent several bids ranging from 12.5K to 30K for labor. Depennding on your building you will need drawings.
