Hi, my question is about credit within the overall assessment by landlords for renting to people.
I was on UI a few years ago, and back then I took the full amount because to pay the 15% taxes would have left me on the street. It was a while before I was employed again, and once I was, NY State garnished my wages. This lien was satisfied last year, but of course it's on my credit reports for the next few years. I've sent all 3 agencies the letter from the tax office stating this lien was satisfied.
My current roommate and his family own the flat I live in now, but they want to sell and will undertake extensive renovations, so I will have to move by 1 June. They'll attest that I paid my rent on time for 11 years and that I was a good tenant/roomie. My credit scores from the 3 credit rating agencies are 740, 705 and 680. I've had my current job for two years, and barring a bankruptcy or until I find a better job, I'm staying put.
Will my lien prevent anyone from renting to me? I can only afford $1100/month (so I realize there'll be no UWS/Brooklyn Heights for me), and I'm just getting too old for roommates after 15+ years to be in another roomie situation. I want a clean, unfurnished one bedroom near a train in Brooklyn, Bronx or Upper Upper Manhattan if that's possible. If the cost of traveling to the City doesn't offset rent savings too much, I'll consider NJ or Yonkers as well.
What are my options? How do I explain what happened to potential landlords? That lien was definitely an outlier in my financial life.
