It's just not that speculative, if you know that area. My issue is not enough trees and green space around there, and Atlantic Terminal is a little too far away. If you're worried about crime, talk to the desk police officer at the precinct.

there has been a surge of rental and sales activity in it, growing market acceptance
of that area as an acceptable place to live and rent, and that there has been a surge
of new condo construction far north of 105 Lexington in Bed-Stuy where asking prices
per sq.ft approach or exceed $600

4. also that prices on Clinton Avenue are up 20-30% or more from just several years ago
