my guess that if you look at crown heights, prospect heights, bushwich, bed sty, clinton hill, ditmas park, etc, the neighborhoods that got yuppified over the last 9 yrs, you should be able to see closer to 125-200% increase.
i know people who bought in late 90s for $75K in ditmas park, renovated for $10K, and sold for $235K in 2006. the buyer sold in 2010 for $258K. in 2002, that apartment was worth about $120K. now they are pricing them at $300K+.
