Crown Heights or Bed Stuy

My wife and I are looking to purchase a home in either Crown Heights or Bed Stuy. If you had a choice between Crown Heights in the area of Franklin Ave or Stuy Heights which would you choose and why. I work in Downtown Bklyn near Atlantic Terminal. My wife is pregnant so I thought being closer to Prospect Park would be a plus. However some have told me renters prefer the A C trains. Which area could I get more for rent assuming I purchased identical houses in both areas. Looking to spend between 550-750k. Is it possible I'm already priced out of that area of Crown Heights.
