Walkup with high maintenance, yes, and it's a condop. I also think the dual-master floorplan, while great for a small number of buyers, has relatively narrow appeal.

West81 - what do you think about the new listing on 90th street - 18 West 90th?

This is one of those cases where the whole is less than the sum of its parts. The two floors were likely separate apartments and by combining the two and with the staircase placement, there's alot less you can do with the upstairs living room since it now has to function as a walkway to a bedroom. Have you seen it? I'm planning to go to the OH this Sunday.

I've seen it. Lots of people at OHs but not great and no offers. Needs a lot of work - kitchen, bathrooms, etc. Priced too high compared to market.

Intercontinental, what did you think about the unit at OH?

Jon2012: I saw 18 West 90th on Sunday and, well, the deck is nice...

The 82nd location has huge potential if well renovated given how large the space is
