Comparing the 2007 and 2013 listings, the owners seem to have given the place a nice facelift. Still, a 44% markup from a peak sale does seem ambitious. I look forward to seeing that one on Sunday.
To be fair, that's a tough property to peg. The listing agent has a pretty good track record on pricing, although she's had some misfires too (e.g. http://streeteasy.com/nyc/sale/654261-coop-277-west-end-avenue-upper-west-side-new-york).
Agreed. The remodel looks nice but at most $100K-150K remodel job. I feel like fair market value for this would be $1.9-2 mm.
I'm looking at the floorplan and do not see an entrance into the unit? Other than that, it does seem like an ambitious price, yet the finishes are really nice and could accomodate a small family who doesn't care about lack of doorman or stairs to climb. Also, 108 West 69th apt 2 finally went into contract after about 11 months on the market. That one had an ask of 955K less and has a killer back yard. The floorplan isn't as good as 18 West 90th but apples and oranges with a lower price on a better block.

Bill7284- My guess is the main entrance is next to the elevator on the 5th floor.
This apt has a 500sf terrace, which if you value at 50% of interior ppsf & using your number of 1600sf, brings it down to a much more reasonable $1270 psf. I couldn't say if this is still overpriced, though.
