I don't feel shocked by that price, though it may prove high. The apartment's compact and a little 'nautical' with all the built-ins and the windows set low relative to the parapet. But it appears to be in very good shape, has air conditioning and the outdoor space looks great. I'd guess the marketing and pricing is geared to higher-income Columbia types who are looking for a pied-a-terre near the university.

Just think what you save by not having to buy any furniture!

My question would be how much of the terrace is yours vs the adjacent units'; it appears it extends undivided (but differently finished/furnished) past the bounds of this unit.

I like the apartment and could see if it one sees outdoor space as being critical, I can't imagine doing much better in that price point. Especially with the river view and it being in a good neighborhood.

How much river view are you going to get when you're in the apartment, particularly sitting down? There are 3 steps up to the terrace, plus a 3' or so high parapet. If you're sitting in the living area, all you're going to see is sky (not entirely a bad thing, but certainly not a 'river view'). The windows will be particularly grubby from all the rain splash from the deck, since they're at terrace level. I suppose a mini-split a/c unit counts as 'central air', but I don't like it.

For a pied-a-terre, it's not bad though, and a lot of the space-saving ideas you see here (dishwasher under range top, murphy bed, integrated desk, sofa, etc.) will be seen again when the 'micro apartments' get built.

who cares about a terrace in a pied a terre? (if not generally)

when visiting the city, one would be there for activities which would take one out of the apt. and who wants to sit on terrace furniture which has collected all that oily soot during the more frequent times when owner is in Palm Beach?
