Astoria as investment property?

Hello everyone, I was wondering what your thoughts were regarding Astoria, Queens as a place to purchase an investment property -- a one or two bedroom apartment, specifically. Rents seem to be through the roof for an non-very-gentrified area, and it seems to be getting more and more popular every 6 months. What do you think? Could a well-located apartment in this neighborhood prove profitable?

Astoria is quickly becoming the new Park Slope.

Yes, it seems that way... or something similar. What do other people think? Is this worth the investment? Also, do people have any experience with condo vs. co-op in this area specifically? There also seems to be a fair amount of condops....
