The Harlem TH ASKING market is WAY below where it was 5 years ago, when there full buildings asking $5MM(!!!) No joke.

You need to look at actual SALE prices, rather than asking. Its been flat-ish. It will likely pick up, but the school districts limit the appeal for entire buildings for many.

Here are the average sale prices for all uptown Manhattan 1997 to 2012 from M-S. Followed by average PPSF. See what I mean? DOWN from 4-5 years ago. Granted, this includes shells and fully refurbished ones alike, but trust me, there are no fully refurbished ones asking 5MM these days like there were then.

The crime rate is higher in all three Villages, Soho, and Tribeca. Also HK. That's not it. But the perception is certainly a deterrent.

Some people don't mind crime. Some get off on it. So Harlem is no problem.

Real crime not West Village "crime" where someone gets into a fight about their miniature dog while shopping at one of the Marc Jacobs locations.

Nope, "violent crime". You can look at rapes, armed robbery, assaults, murders per capita. This has been done to death in about 50 threads here. With all sorts of links to FBI stats.

Do you really think 2012 is up 20% from 2011? Feels like more. You could have picked up a TH for 1.5m last year - not I think it's 2.5m.

I think crime is a non issue. I lived on the upper east - besides the skin color, seems similar...

Midtown: I hear you on schools. what are the alternatives if someone has kids? Are there decent schools you can "test" into or private schools that do not cost $30,000 / year? Or do you just need to move out the the burbs...

There are some magnet schools in Harlem and others that have GAT programs you can test into.

NYC public schools really suck. Harlem public schools are probably worse than average. We need to reform schools and get some better programs in place.

It's embarrassing, as CUNY is not the strongest set of schools out there...

I bet the private schools in NYC are at the other end of the spectrum. It's all about focus from the parents (hey, if you are paying $30k-$40k per year, you probably feel stongly about education) and the effectiveness of the school / program.

public schools kids probably do not get either of these...

No one expects that CUNY is educating Andy Grove or Jonas Salk anymore.

Why not? They have free real estate, gov't funding, tuition money, access to some of the greatest resources in the world...

I noticed that some of the highest ranking schools in NYC are in Harlem. It seems they push hard work and parent involvement, with excellent results. Bravo to them! Why doesn't every school in NYC do this?

There are some great CHARTER schools in Harlem (e.g., Democracy Prep), but you need to win the lottery for a seat. There are many great public schools in NYC, but none in Harlem.
