First time renting in a long time....

We are currently in the process of selling our place and will be renting for the first time in about 10 years. We found a unit that we like and have been offered 1 month free rent (on a 12 month lease - not 13) and also to have the "amenity fee" waived which includes the gym, bike parking, etc. The building is brand new and we will be one of the first renters. In general do we have any additional negotiation room with the rent? Can you negotiate future increases etc? Is there anything in particular we should focus on in the actual lease?

What they do in these new buildings is get you in and once you are all comfy, they jack the rent and charge you for the amenity fees. What I would do is take the actual monthly rent and then add %10-15. That is what I would guess your rent will look like in a year! So obvious is being able to negotiate any caps on future increases.

Depending on building, try everything (without risking losing the unit if you love it).

Rent, length of lease, waiving amenity fees - know you uncle point and just go for it. If you don't use a broker, make sure you use that to you advantage.

Ottawanyc is correct - I have several friends in that situation, so make you deal before getting in.

dont use a broker--they work for the building owner--best to deal directly with owner or his delegated employee and get straight answers, unfiltered bu broker

broker impresses owner with how he can get you to submit to as thorough a fuckjob as possible--net, broker receives higher commission, and earns loyalty of owner, who controls whether broker can do work or not.

You will have more leverage if you for a 2 year lease. In which case they might give you flat rent year two, and/or an extra free month. Regardless, the most I think you could expect is the maximum percent your second (or third) year will be. After that, sky is the limit, and many LLs will jack it up 10% or more, its true. ON TOP of no free month, I mean. So effectively a 20% increase.

I got 1 month on a 13 month or 3 months on a 26, for example, flat rent for all 26 months and maximum 5% increase year three when I moved into a brand new building. But from this point forward, they could do whatever they wanted.

hey you cocksucker piece of shit, did i offer my service? i did not. in any case, whom the agent represents has to be disclosed, by law.

i find it highly ironic that a number of posters here complain on one hand about the fact that rents jump too high in buildings that offer concessions (duh, of course they do!) but don't want to use an agent to help them find a place with a lower monthly. smart folks.

Unless this is a rent stabilized apartment - and there are some new buildings that have traded tax abatements for voluntary rent-stabilization- rent is always negotiable. It may not be now, when you sign the initial lease, as the market in rentals is very tight, but when you receive your renewal, you should always try to negotiate. You have nothing to lose if you handle it promptly upon receiving your renewal. In fact, if they say no the first time, wait a couple of days and try a second time.

As far as leases go, read them, but most are just versions of either the Bloomberg lease or the REBNY lease with riders added on. The one clause I like, but is in far too few leases allows you to get out of the lease with a 30-60 day notice and you forfeit only your security, or one extra month rent. With most leases, you are on the hook for rent for the remainder of the lease unless you replace yourself with a qualified renter.

If you are a biking enthusiast or a musician, you may want to make sure that there are no restrictions for keeping equipment in the apartment. And some landlords now ban smoking in your apartment on new leases.

Basically if you pay your rent on time, don't throw too many wild parties late at night and don't keep a dog in no pets buildings you have very little to worry about.

The building is "rent-stabilized" so we got a one year lease with a free month (in the 12) along with the amenity fee and bike room fee.

Do you have "preferential rent" though? Mine is also "stabilized" but the LEGAL rent is TWICE my actual rent, meaning they could double my rent if they wanted. Won't happen, its East Harlem, but I am just making sure you understand this concept. lots of people on these boards are shocked when the rent spikes in their "stabilized" places because they do not get preferential rents.

Won't happen, its East Harlem, but I am just making sure you understand this concept. lots of people on these boards are shocked when the rent spikes in their "stabilized" places because they do not get preferential rents.

This is accurate. Of course, most of the sheep are dazzled by the "no fee by owner" signs and are too dumb in any case and so get screwed at renewal. this wouldn't happen if they had worked with an agent.
