How to become my own RE agent?

Discussion about
I want to be able to buy/sell a few properties every year for myself. How do I become my own agent so that I can save some money on broker fees? What are the requirements? Since I won't be representing other clients but only myself, would the requirements be slightly lesser than a full-fledged broker?

The NYS requirements for broker and salesperson are at http://www.dos.ny.gov/licensing/.

I don't know how commissions work when representing yourself.

You would probably be best with a company like Level Group or Rutenberg. They charge a "desk fee" I believe but you keep almost all the commission you earn and pay out a flat fee per deal. There are a few others as well.
