Rent Increase Terms - Rider

Hello, We were just delivered a lease on an apartment that we were hoping to rent and the rider has some unusual terms. Our agreed upon rent for a 2 year lease is to be $7,000, however the lander has attached the following rider (I've cut and pasted a bit) which says that after 2 years the rent will jump 20% to approximately $7,800 and what we are agreeing to (at 7K) is a "preferential rent agreement".
