Hope for middle aged in lower Manhattan

I tried to post this once, seems to have disappeared.. We are a middle aged couple with no kids and no pets. We would like to find a rental in lower Manhattan so I can walk to work. Our worry is that we will wind up sharing a building with drunk, loud 20 somethings who never pick up after their dogs (who bark all day while they are gone). You get the picture. So where do the adults rent in lower Manhattan?

Tribeca and FiDi of course. Greenwich Village near 5th & 6th is quiet. East Village and LES are rowdier. Though I think noise and building etiquette can be more a function of the building and where the apartment is located in the building than the neighborhood. I've had really quiet rentals in the East Village; my friend on the Upper East Side has a very loud neighbor. But I guess you have to play the averages.

Ummmm, no FiDi is full of more frat-star buildings than anything else. You need to suggest specific buildings. OR tell him this - you guys need to rent in a CONDO building from an owner or investor. Condo buildings, even in Fidi (or Murray Hill even) will have a more mature crowd.

Look for older buildings with fewer amenities (unless they are important to you) on site gyms, party rooms, roof decks big enough for parties, are likely to attract a younger crowd. You can get a nice apartment in a door man building as and as a middle age couple, end up below the median age for the building...which has its own issues.

If you decide to look in upper Manhattan, NYCMatt's building won't let anyone in under 30. Plus no tips for the staff by residents!

How about Brooklyn Heights? Technically you can walk across the bridge, especially on a nice day. Brooklyn Heights is generally pretty quiet, especially on weekends when the young people are out and about either in the city or Williamsburg.

The Gays are impossibly noisy. It's high time people stop indulging the Gays by giving them special rights. Special responsibilities for the Gays, I say!

And speaking of the Gays, don't even get me started on the Canucks.

Higher priced, better buildings that don't allow shares. Simple. An agent could solve this for you in minutes.

matt's definition of adult is 65+, not sure middle-aged qualifies

Uh... Thanks? We are on the ground looking right now. Bernie, jason, native, hc6219 - your resposes are appreciated. Yesterday I looked at:

25 Broad
95 Wall
10 Liberty
10 Barclay
10 Hanover

Today I'm looking at:

15 Park Row
85 John
Ghery Building
Verdesian
Solaire

I liked 10 Barclay but it is of course the most expensive one we saw. 95 Wall with its pimped out lobby and common spaces seemed to be screaming "come party with us"

Does anyone have any specific buildings they would recommend? We go out on Wednesday with an agent to see what they can show us. Everything listed above had a leasing office.
