We lived in this building for over a year. It is in a great location, which makes it very attractive to renters.
However, the building is in poor condition and the landlord, Charlie Cross, is unresponsive, absent, or at best very slow to fix any problems.
It took him over 4 months to return our security deposit. He only returned our security deposit once we filed a small-claims court suit against him. After we filed the suit, he waited until 4 days before the hearing to agree to return the check. Even then, he did not return it with interest as he was supposed to do.
During our time living there we experienced the following problems:
- flooding in our apartment (over an inch of sewage and rain water flooded our baby's nursery). This was never cleaned up properly, which accentuated an already existing mold problem. When we called Charlie Cross to address the flooding he never came to inspect the apartment and check the damage. When first informed about the mold, he told us "all mold tests are positive." There was black mold growing on the walls. We bought an air filter, which we deducted off the rent. The mold was never professionally cleaned.
- Cockroaches. Always fun to find these critters crawling around your place.
- Non-functional washers and dryers. Some of the washing machines did not function at all, others ate your quarters but leaked water all over the floor and did not actually clean your clothes properly.
- Poor lighting in the hallways inside the building. Many of the lighting fixtures had low-watt lightbulbs and did not have all of the bulbs in them. At one point the lighting was so bad that we put in the proper amount of bulbs so that we could see. The landlord subsequently removed the additional bulbs.
- Some of the tenants did not have working doorbells. This was particularly problematic for tenants waiting for packages who had to sit outside and wait for deliveries.
