The creation of a small second bedroom in this apartment is a negative draw on value. Kitchen needs to be renovated. Half bathroom immediately adjacent to the fridge makes my stomach churn a bit.
One bedroom market is soft today and the apartment was overpriced when it first came to market at $1.15 Million.
A much more recently renovated one bedroom is being offered at $949,000 in the building.

This was posted only as a discussion topic of the absurdity of the broker at Day Realty.
Despite Manhattan and Kylewest thinking I posted this because I was doing some advertising for myself ... I'm not a broker or involved in real estate, nor have I ever been in this building.
ps - Kyle, you seem to have little patience to deal with anyone. On the thread about Core, one of their sins was that they had a water stained sign in their former office. Woah...
Oh, I can't help myself sometimes. verain, you misread my Core post. What I said was the condition in which Core abandoned their sales office on 23rd St. was less than professional. The place looked like they ran out in the middle of the night, and the best Core could do was post a note on the window of the sort a kid would leave for mom when going out to play. And yeah, the note was dirty and stained. It was pathetic business practice. That was my point. And my point was pretty clear on the post. Somehow, after all these weeks, and countless others chiming in agreeing with me, you still don't get it.
And wrong again about me having "little patience to deal with anyone." I reserve the impatience pretty much for you and stevejhx (although lately steve entertains me more and we've reached a kind of truce I think), and for foolish posters who advance no substantive discussion or who offer ridiculously uninformed information that could easily mislead readers without a working knowledge of NY RE.

true fact that as thing happen i had 2 buyers interested in buying park avenue under 1,000,000.so they could save on the mansion tax, we negotiated to the price to which apartment mention 10H was sold, and for your info the apartment closed on friday and the very nice people from europe who bought it probably did not pay more than $485,000. because there are people like you that arerealy no intouch with the realty, the couple who sold the apartment had a need to move as they had changed their apartment and they were blessed with a child. there are three reasons why people want to buy or sell they have one or two of the following needs I (THEY NEED MORE OR LES SPACE). 2 (THEY HAVE THE FEAR THAT BECAUSE OF THE ECONOMIC OR FINANCIAL SITUATION IN WHICH THEY HAVE PLACED THEMSELFS THEY WILL LOOSE THEIR LIFE SAVINGS,THEY WILL MISS THE MARKET WHICH COULD BE HAPPENING GOING UP OR GOING DOWN. i live next door to 77 park avenue...i rent a rent stabilized studio..i love this prewar condo AND backed out of a deal 10 years ago to buy a 1 bedroom @ 77park avenue - for $175k....the biggest regret of my life!
thank you at least there are some honest people who do understand that as human beens its hard to express everything that transpires in the market and i believe that i have tryed to show unestly what this single mom was waiting to lower her expectations for a while it looked that it was going to keep going up the fact is that it takes patience and understanding that you do not burn your bridges behind you evetually its gone catch up its better to say intelligent statement that can be absorbed and will get good and positive results for those who understand that history repeats it self and this shall also pass when you change the way you see things, the things you see change. and you are not alone we all made that mistake sowere down the line and i am still hopefull that the two guys that backet out last week maybe thjey will change their minds as i am ready to deal. david day

i chalenged some of you to visit the apartment and a very nice gentleman showed up to the open house i thank him for comming it was nice to now that there are some real people out there. and even though i had avery nice turn out, i have as of yet gotten any one to step up to the plate. i only got 3 interested individuals who expressed serious interes and i hope that they will 10 years from now not be regreting not having bought as the gentleman was expressing the fact that if he could had known what he nows today that the 175,000 purchase could be a million dollar apt. today.
