2nd floor apt on busy street

I'm buying for the first time and found a building I like in manhattan. It's a good price but it's also a 2nd floor (elevator building) on a busy street. It's a little loud but I plan on adding soundproof windows. Besides the noise I'm just worried about pests and resale. 1. Pests-- I've lived on the first floor of a walk up before, I feel like if you keep it clean it's usually okay. Anyone with experience? 2. Resale-- I'm obviously buying for a better price so I don't mind selling for slightly lower. Will this significantly impact appreciation and/or demand though? I'm a first timer so just not sure how to think about it. Thanks in advance guys.
Pests can be an issue anywhere regardless of the floor except ground floor, which is more likely to have this problem. As long as light is fine, there is not much of a difference between 2nd and 3rd. Plenty of townhouses where parlor floor is the most prized floor which is typically only 5-6 feet above the street level. Also depends on the first floor height. Second floor in loft buildings is typically as high as third floor in post-war. If it helps, Christopher flowers bought a second floor unit on park ave.

On pests, I have had the following experiences in order of decreasing pestiness:
- Lots of pests on parlor floor of small old building.
- Very minor pests on 3rd/4th floor of small old building, gut renovated -- spiders & such. At the same time, pests as bad as occasional mice on the 2nd floor of the same building.
- Virtually zero pests on low floor of modern condo.
- Virtually zero pests on high floor of modern condo.

1. second floor front often means loss of privacy as well as more noise
2. that is particularly true on a busy street
3. the moreso if it has a lot of truck or bus traffic
4. resale value will be affected by those conditions
5. as well as the price you should pay
I lived on busy street (14th) and it was insanely loud and also the street kicked up loads of dirt. And I was on a high fifth floor. I imagine the price is pretty reasonable, but that is because it will suck. Save for a few more months and don't settle.
Sound proof windows only work if closed... So expect to live in a cave
Guys and Cats are less likely to have an injury if jumping or falling from the 2nd story.
