how much is an all cash offer without any contingencies "worth" off the asking price of a co-op? i am also already co-op board approved - i am contemplating purchasing apt next door that just went on market in order to combine it with mine.
1% but the second half of your post means you'll have to pay a premium to any shrewd seller.
Assuming, the coop is reasonable, needs only 25-30 percent down, most people will be able to meet that. If the seller is not in a rush, only a couple of percent at most. In a slow market, the discount will be higher.
I'd say almost none weighing the point greensdale refers to.
are you downtown? in the Village at this point non-contingency is table stakes. In less hot neighborhoods, waiving the contingency is indeed worth a couple of percent -- but I agree with above posters that that's outweighed by the neighbor factor.

Make a low offer and then listen to their reaction through the wall.
Seriously though, I would say no more than 5%, i.e. if a sure thing buyer offered you 95% of your ask would you take it? I would unless another all cash offer came through same time.
In this market don't risk not getting it.
have a lawyer bid for you anonymously--if your neighbor knows you are bidding, they will hold firm on price--duh--it's not exactly as though there are 12 apts which can be connected to yours, to choose from.
