It's not the "Best Deal on the Upper East Side."
If that $2293 perpetual assessment represents this apartment's share of payments on the $51,000,000 underlying mortgage, then add $434,000 to the asking price. That $783,000 is what you'd be committing to pay. Seems high for a nothing-special junior-4, eh?
Worse yet, that $51,000,000 at 4.875% has to be refinanced in 2020, at a rate you can't predict. (It's a 10-year term but 30-year amortization schedule.)
If you're relatively cash-poor but income-heavy, there's some price that might make sense compared to the regular co-ops in the neighborhood. Since so many of the sales since the 2010 land purchase have been by lenders whose borrowers defaulted there, you might want to find somebody who can research that kind of thing, and you could get a deal on the courthouse steps.

If you go back to the old listing of 14F by Douglas Elliman (http://streeteasy.com/nyc/sale/59325-coop-301-east-63rd-street-lenox-hill-new-york).... this was listed as a 1 bedroom (junior 4/convertible 2 bdrm) - Corcoran is now marketing 14F as a 2 bdrm.
If you go back to the old listing by DE (link above), they listed the apt size as 975 sq/ft - Corcoran is now marketing 14F as 1,000 sq/ft.
If you go back to the old listing by DE on their website (http://www.elliman.com/new-york-city/301-east-63-street-unit-14f-manhattan-gixdmag), they listed the apt as having stainless steel appliances - Corcoran is now marketing 14F as having "new" stainless steel appliances despite the images of the appliances by both DE and Corcoran appearing very, very similar. So are the major appliances a minimum 5 years old?
If you would gave looked at this listing (and on Corcoran's website) a couple weeks ago for 14F, it said monthly assessment and maintenance was 71% tax deductible, now its saying its only 63% tax deductible.
