Assuming this is a serious inquiry from an investor, or a person needing space for a growing or extended family:

FIrst of all, that price strikes me as Way Too Much.

Your first inspection is a Professional Engineer (P.E. after name) to assess structural integrity. I don't like the looks of that kitchen floor. Might not be bad, or it could be a sign that entire floors are compromised by, who knows what--anything from bad original work to termites.

From a renovation perspective, you've got a building that doesn't have much going for it in terms of bones, architectural detail, charm, etc. So once you fix it all up, you still have a rather boring property.

I don't know about the wrecking ball but it's usually cheaper to tear down and build from scratch than to try to renovate an existing structure from the inside, keeping as much as possible. The latter requires more time and that costs money.
