Discussion about 98 Saint Marks Avenue #4
High floor walk up, over $1000 a square foot. Very low monthly. Would the appraisal rise up to meet the price?

An appraisal is not a comparative market analysis.

no way in hell for $1K psf in Prospect Heights. even if you give 50% to outdoor space, you're still rediculously overpriced for a 4th floor walkup. $600K maybe.

The appraiser needs to be able to bracket the sale price. Meaning you will need at least one closed comparable sale that sold at or above the sale price of your property.

Don't forget the stoop stairs, that should drive down the price. Also, if there are steps up to the decks WHOA NELLY!!!!

There are 9 2-Br condos on the market in Prospect Heights with a median price of $786 ft^2. At $786 ft^2, that would put this unit at about $660,000.

What makes this standout

Positives:

Private Outdoor Deck, 2 Full BR, low CC and the unit looks well kept (from the pics)

Negatives:

No luxury, top floor of walk-up and taxes will go up soon

$849,000 seems high.

given a 4th floor walkup, from what Consigliere pulled as comps, $600K is about right. there's a significant discount past 2nd floor on walkup.

Don't think that it would make appraisal without a closed comp in similar range. Unfortunately that is why some sellers prefer cash buyers. Brooklyn prices are so over the top that comps don't support the prices. If you love it and plan to live there for at least ten years, go for it. Otherwise, remember that in a more normal market , a fourth floor walk up can be hard to unload. Not to mntion what will happen when interest rates rise.

what an idiot paid for an apartment in 2006 and was able to appraise for then, is not the current reality greeny. i could've sold a closet in 2006 for prime $$$ that today would bring pennies. desirable properties are definitely moving, this isn't one of them. it eliminates 90% of the buyer pool, if not 95%.
