Discussion about
Hey why would 27 apartments show sold on March 29 after sitting there for years. I was looking to buy, but I am concerned that there is a financial takeover. Any feedback or ideas - The only ones left are ones being sold by owners..

They're showing as "No longer available", not as sold. Maybe the developer's given up and decided to rent them, or has switched brokers.

Why would anybody buy there? In addition to being 40% overpriced (compare their prices to anything else in the area), the building has been a massive failure. Developer has sold about 40% of the building in 6 years. The remaining 60% of apartment have been converted to rentals.

40% overpriced? Can you provide some comps?

I agree they are probably a bit overpriced, but I think its closer 10-15%. It's very nice inside, and until some more buildings are converted near Water, it's 1 of the nicer amenities buildings. Now that NWT said it the just are no longer available not sold, I looked closer and have realized it's closer to 30- 35 apartments that don't show closing papers, where these shadow inventory?
Why would a sponsor r not lower prices 10% and sell and instead hold all these carrying costs for four years? Greed? Tax Write Off’s? Bad advice?
