Beautiful, but maintenance seems high--Any thoughts?
First of all, if anyone has never gone into this bank, do so. It is an amazing interior with a killer vaulted ceiling. The common charges seem high but then again there are only 27 units supporting full-time doormen I would imagine. Given the roster of luminaries that live there, I am sure they are not too concerned. Also, it is certainly one of a kind as condos go.
So if a doorman makes $40,000 a year and you have three of them, heck, call it four of them, plus benefits, plus retirement, plus a bonus, that would get you to $60k a year x 4 = $240K, so round it up to $300k a year for doormen. Then divide that by 27 units you get around $900 a month per unit. So how did they get from $900/mo to $2400 per month and that still does not include real estate taxes?
I wonder what 6F's monthlies are
$900 a month for doormen, sure (on average, disregarding the PCI share). Add the super, porters, heating oil, elevators, and other maintenance/operation costs, plus management, plus...
