What's an extra (2nd) bath worth in a 2 bed?

Apartment in question is a 900 SF 2 bed/1bath renovated walkup, which rents at 3000 in Yorkville. The idea is to make a 2nd bathroom out of the existing bathroom, some closet/hallway space, and just a little bit of space from the master bedroom (to remake closet). The layout will essentially be the same, but the master bedroom will have a master bath, and there will be 2nd full bath for 2nd bed/guests. Any feedback is appreciated. Thanks!

Much less worthwhile in a walkup than in a real building. What floor?

Anyway, unless you own the whole building, you probably won't be allowed to do that reconfiguration. "Wet over dry" prohibition is common in cooperatives.

Yes, own the whole building. Thinking of doing it on all of the floors. Why would it not be as worthwhile, and lol at an elevator being a prerequisite for a "Real Building". Look at Mr. Big Time!

Although everybody loves having another bathroom for guests and/or roommates, the real value of a second bath is when there are children involved. Parents HATE children, and want them out of their way. Parents with children hate walkups, for obvious reasons. So there's the mismatch in a nutshell.

For your purpose, you need to consider whether you're taking away crucial space -- closets, etc. -- for the improvement. Plus of course the high NYC costs for the whole permitting/construction process. Plus I suspect it might hit your RE taxes, but not sure.

2nd bath would be worth it defintely if you plan to allow partitioning..ie pack 4-5 college/new-grads into the apartments and charge a premium on rent.
