In my daily apt email from streeteasy I noticed a suspiciously large volume of apartments from Elliman suddenly going into contract (like 95% of the daily apt list was comprised of elliman "in contract" listings), although the elliman website listing does not reflect this "in contract" status. Do you think this is reality, a housecleaning effort, a computer glitch, or shenanigans? I actually doubt it's shenanigans, but figured I would include it to be comprehensive.

There are no longer any pending contracts. All the units are listed in the sales data section. Take note of the 4/22/08. It appears that the agent or developer may be playing games with inventory numbers. To tell you the truth I don't know. It just doesn't look right. I remember that somone said that a realtor had showed a significant decrease in their inventory numbers. Any explaination?

report abuse I'm glad that I copied the above because the powerhouse site now has different info. It now reflects the old info. This the second time I have seen this development with different info about units sold or in contract. I think that this is done on purpose. This is just a hunch, ofcourse I could be wrong. Any thoughts at what the advantage would be to the developer by putting these units sold for one day and then pull them back to in contract?

Sorry about that. We've been doing some housecleaning with listings and this caused a number of Elliman listings to be removed from the site. We've fixed that issue and the listings should be correct now. Send us a support email if you notice any more issues.

There might be more going on with Elliman than just a Streeteasy housekeeping problem. The listing below...

...now appears on the Elliman site as a brand new listing ("listed within 24 hours"), with the price reduced from $2.1MM to $2MM.

Price reductions on Elliman automatically refresh the property as "new" on the elliman website. Hence the reason why some broker(s) manage prices up and down - manipulating streeteasy is just a consequence, not the intent.
