Adding a BR to a 1BR condo

big guestion is do you have a window in the room you are looking to annex? If you don't you can't legally add a bedroom; if you do the cost is really just sheetrock and a door; few grand worth of work. Usually a dining area is already wired

Thanks. Yes, I would be adding with a window. Unclear whether I would need to find a way to wire in electricity. I was thinking that it would be 102-20k or more to add a room, but if there is electric and light, maybe it is even less.

are you saying you will be adding a window or you will be adding a wall(s) where there are windows?

if it's the later, you will need to file permits as the floorplan is changing. you will need to run electric, which is not going to be such a big deal. your biggest cost will be the DOB filings. throwing walls up with some electric is not that expensive.

Adding a window is a much bigger deal than building an extra bedroom and may not be possible depending upon where the wall in question is. I was also under the impression that a closet needed to be added for the legal definition of 'bedroom' but perhaps this isn't the case. (Obviously much easier than adding a window.)
