What has happened to that "hot hot" market?!

Just read the new SE Manhattan market report for Q1 2013, and it says: "Overall median price declined 7.3% since last quarter and by 2.5% since last year. Overall average price dropped by 19.8% since last quarter and by 10.4% since last year." So where is that hot market people have been talking about?

you won't see what reports have shown over the past 2-3+ months in the quarterly reports until 1-2 quarters later due to the lag between csgn and closing and the lag between closing and the city filing sales for use in these reports. The q1_2013 report prob has 2.5k or the 4k+ sales that actually will ultimately fall into the Q1 category -- the reason is the sales were filed by ACRIS after Apr 2nd, when the report prob was published.

These reasons alone are why Q1_2013 is really a reflection of the market 4-6 months prior..so think back to Oct-Nov-Dec production being reflected in that q1 report. Chances r much higher you will see what u have been hearing/reading in the q2 and q3 reports.

sorry, realized a typo in this sentence and meant to say: "The q1_2013 report prob has 2.5k OF the 4k+ sales that actually will ultimately fall into the Q1 category

1. median prices fell because more smaller and cheaper apts are now selling
2. price per sq ft is way up since start of year and Jan. 2012 for desirable apts

It was "hot" in the way it was "hot" in 2008. It wasn't.
