So if he used that apartment as his primary residence, then the money gained (assuming less the $500K) would be totally tax free. Which would be a good 20% if it was a stock trade. Also, all those closing cost that you posted seemed to be on the high side.

vic, if he would've taken the down payment he put down in 08/09, can't tell based on his stories, and dropped it into the S&P ETF, he would have a 60% return. even at 30% tax rate, he'd still be up 40% vs still extra paying every month just to have his walls painted the color he likes. so he has an illiquid asset that returns less than a liquid asset.
i don't understand why people who rent don't just paint their walls the color that they like and if the LL don't like it on their way out, repaint. have a paint party, it's fun and you get to see friends you haven't seen in a while.
hahahah. ab_sh*tty zip code guy is GRASPING.... facts: 1) no broker, but shared with buy-side to the tune of 2% 2) buyer paid my TT's 3) in '08 i paid no TT's and CEMA'd for significantly discounted mortgage tax. bottom line you are WAY off. 4) my apt. with abatement was WAY cheaper than comparable rental over the period and that's BEFORE taxes, and yes 5) tax-free beeeYOTCH!!!
