Wanted to ask for everyone's opinion here - how much do you think this apartment is worth?

Is $760 a little optimistic? Why do I say that? There's even parking in the building & I love the area but I'm just not really excited about the unit, I guess. I also think of that loft area. Hot air rises so won't it be hot as Hades up there in the warmer months?
