lol...you will get two different comments here> 1, from the streeteasy faithful who think streeteasy was created to eliminate brokers, yet 99% of all the listings are from brokers on this site, and 2, brokers who think you can never do anything on your own, and they are gods gift to earth.

I think you need to evaluate your time, can you answer every question when people call, and do you have the marketing skill, and more importantly how emotionally attached are you to your home? can you negotiate with an objective view point?

angeloz is right. There are two very different very opposing schools of thought on this. And you will hear adamantly about how each side is the only way to go. You must first ask yourself, how experienced are you and how much do you know about and feel comfortable with real estate?

A good indicator to start off with is: do you have ANY idea how much your place is worth, or do you know how to determine this? If your answer to these is "no," I'd say, get a broker. Or, if you are feeling like learning/investigating yourself, go ahead, it's not too difficult.

It can be done. You may actually obtain a higher net price, however be forewarned the brokers will hound you night and day. Putting in the ad, "no brokers" just gets them more excited.

It really does depend on exactly what kind of property you have and what resources you can deploy. You will need to have excellent photos whether you are selling on your own or listing with a broker in any case - hire a pro. Make sure the information you give out is very accurate and conforms with Fair Housing laws. Riversider provides a good warning: agents will try to scare you into the belief that you cannot do it on your own, or that you will get so much more if you go with them. Be wary; they can sound very convincing.

And along with what mneuwirth is saying, familiarize yourself as much as you can with the tools you already have. Look at listings here, see how they are presented, categorized, described. Learn what appropriate prices are and why. Go to open houses. Call agents and ask questions about their listings. Really, there is a wealth of information out there that is available to you without needing to commit to anything.

Just like anything else, you CAN do it, provided you know what you're doing.

Not unlike fixing your own toilet, building your own bookcases, or writing up and filing your own legal documents.
