it's in a very busy location. the floor plan needs to be redone so that the living room becomes a good size master bedroom. the kitchen looks outdated and so does the bath. and let's not forget about those 4 flights as ph41 mentions.

It has only one bathroom, one bedroom slashed in half to create two tiny "bedrooms", and the asking is about $300K too high.

NYC Matt you seem informed on the market - seems a lot of 4th floor walk ups are coming on the market. Do you think that owners are taking the opportunity to 'finally' get rid of places? I looked at a 4th floor walk up that had decor from the 1950's at best! I felt that ask was too high, but it is in great PS location & had nice sized BR's. 1.5M is a painful price (IMO) though. Does the walk up send a lot folks running?

No one wants to spend a million bucks for an apartment *not* in Manhattan (the charm of Brooklyn Heights notwithstanding) that has only one bathroom, a "master" bedroom that can barely hold a full-sized bed, no doorman, and no elevator.

Agreed on the Hicks apt - it is tiny and in one of the photos you can see what looks like a toddler bed jutting out of what may have once been a closet. cheers!

The price is high but that's a beautiful apartment; Only one of the "bedrooms" is tiny (the fake 6-foot-wide one that's really only big enough for a small child; the real bedrooms are over 10 feet on each side. Unit 2 amalgamated the bedrooms but unit 3 didn't.

Other units in the same building sold for ~$900k or under, so it looks like this owner wants a premium of over $200k just for the roof deck. Fix that, and it's a fine apartment.

And that yellow lego-head thing in the kids' room: I want one of those. Seller, you want to get your asking price? Include that.
