Commercial space in L.E.S: good/ bad choice

http://streeteasy.com/nyc/sale/843776-71-clinton-street-lower-east-side-new-york this look like a good deadl to me, in particular when you see the rent they tenants are paying, it will cover the mortgage quickly. But is there something wrong behind this deal, a little "je-ne-sais-quoi" ?

It's the business and its lease that's for sale, not the building.
