Rental at 150 Fourth Avenue

This is a very nice new building, conveniently located. Know that as of summer 2013 the rooftop and lounge area cannot be reserved anymore by tenants. This is apparently because of one unruly party on the roof. If you have your heart sent on reserving or renting common spaces for parties, kid events, etc know that it isn't going to happen here, even if you are a good tenant.

FYI, there were loud parties and property destruction on the roof there last year but the management paid no attention, so it's not just about one party. It's unfortunate that idiots who live in the building feel compelled to throw parties where they have to hire DJs and invite their jackass friends but last time I checked, roof decks are for people who pay rent and shouldn't be monopolized by people who don't live there and want to treat the roof as if it's a nightclub on South Beach. I live on the top floor and having to listen to bad music and moronic people and pick cigarette butts and gum off of my balcony shouldn't be part of the "luxury" experience.

The roofdeck is now for tenants and two or three friends at a time,which enables multiple tenants to use it at the same time, as opposed to one unit's tenants and 90 non-residents. The people who threw the "unruly" party apparently had it reserved several more times this summer and basically made the roofdeck off limits for the tenants in the 60+ other units for an entire day. That will no longer happen. Which is a good thing.

UPDATE- this building is still being advertised as having 24 hour doorman but there is an application in with NY state to cut that service at night 8pm-8am. Being close to projects and having a murder on the block last year makes the residents feel unsafe with this cut in service. In addition there will be no credits to our rent if this goes through the way management wants.
As far as the roof and lounge goes they are advertised as available for tenants to reserve and have parties which only works if you have 2 friends. Cancelling all the respectful tenants parties is not the answer to the ones that were out of control. This is not Williamsburg- average tenant age is a little older and wiser. We had a roof party cancelled with 2 weeks notice with no credit to our rent or assistance finding another venue. That is one reason we chose to live here and it is now off limits.
Some of the strongest reasons to live here are disappearing. Everything seems to be getting cut except the rent!
