I'm finally about to close on an estate sale 2BR/2BA and my designer and I are almost done with a very detailed Scope of Work - so I'm about to send it out to a few contractors for bids. I'll send it to the contractors that do a lot of the work in the building, as they will likely have an easy time dealing with the building. But I want to have 1 or 2 more contractors bid. I'm looking for a GC to do the "core" work, as I'm using a mill worker to build and install all kitchen and bathroom cabinetry and a closet company to build the interior of the walk-in closets. So, the "core" work for the GC will be: - all demo work (the kitchen and 2 bathrooms and flooring) - install new pre-finished engineered floors - all electrical - all plumbing - install bathroom tiling, shower, bath, etc. (for 2 bathrooms) - build soffits - skim coat and paint - knock one wall down - build out a walk-in closet - remove doors and closet doors and install new doors - seal up the current closet entrances and create new entrances for the closets - and some assorted additional work The designer will be very involved in checking the work and coordinating the involvement of the mill worker and other workers not provided by the GC. I will supply nearly all appliances, fixtures and materials. As a result, the Scope of Work somewhat limits the proportion of work actually being given to the GC. Can anyone recommend a GC who would likely be interested in such a "limited" job, who is dependable, reasonably priced and who does excellent work? Many thanks. [less]
So you want a GC who is good and who you will pay very little. Sounds like a dream job.
just like yours.
Why don't you find Primer, he posts here from time to time. I'm guessing this will cost around 50k . But that's just my guess.
>just like yours.
Thanks C0C0!
Try George at ProTone in Roslyn. Did 2b/2ba full reno for us (except recently done kitchen) with granite window sills, full tile/marble baths, removed tub/walk in shower, wall prep/paint around $70K.
Thanks HOFO,
