Kingsview Homes Co-ops underpriced?

Discussion about 135 Ashland Place #15B
I've been seeing sales on 2/3br apartments in the Kingsview Home Co-ops (105-135 Ashland Place, 130 St Edwards, etc.) going for $400-450k~. The closet other apts I've seen in the area are all starting at $600k+. Was there just a rash of home sales from this co-op in last year or so? Am I seeing old listings?
