Possible to avoid Acris?

Discussion about 30 West Street #PH3B
Sale at 30 West Street #PH3B Was looking for the price of what this apartment sold for and I noticed it has not shown up in ACRIS yet. I was wondering is it possible to do a sale of a condo in NYC and avoid it having put in ACRIS? I see the mortgage being paid off in ACRIS but nothing else.

ACRIS is like death and taxes - especially taxes, because the document that appears in ACRIS is the transfer tax filing. The usual lag between closing and posting is only a few weeks, but it depends on the diligence of the seller's attorney. FWIW, I've noticed a correlation between sellers with a history of liens for taxes and common charges (as is the case with the 30 West St. penthouse), and lax ACRIS filings by the attorneys representing those sellers.
