Discussion about 155 West 71st Street #4D
Why is this "hard to find"? Do brokers think people are reading this and they are like, gee, wow! this was hard to find.

I don't know about "hard to find" or the building description that states "rarely found", but I will say this, it's priced kind of decently for what and where it is. The open house on Sunday could be a winner for the seller considering there isn't much out there. One thing I hesitate to mention but will, I vaguely remember this as being some kind of income restricted or something to that effect? I could be wrong, but I remember this place being that I lived close by there ages ago. Paging NWT!

This is hard to find in the sense that the monthlies are low and its a prewar condo in a good location and not obscenely expensive. Should go quickly.

2nd bathroom in the small bedroom is a little strange. the monthlies are extremely low.

will be interesting to see.

Carl Ichan and Tim Cook to grow some nads and discuss a management buyout of APPLE given $150B in cash, no respect from public equity mkts and Bernie's free money!!!!

2nd on agenda. Apple to open amazon like shop for everything/internet portal and skim 10%. Just like iTunes.

3rd on agenda. Apple to introduce rice covered iphone to combat Samsung blatant copying of iPhones.

4th on agenda. Apple to give away reading glasses for older iphone users and 3lb weight for people worried about the small form factor!

I think they may be referring to the "prewar condo" aspect, since most prewars are coops.

Some but not all of the sponsor sales are covered under something called the Resolution Trust Corporation's Affordable Housing Disposition Program. Something to do with assets picked up after the S&L crash, and the 1990s transfer of unsold apartments from the original sponsor to the current one.

Thanks NWT! I figured you would know. I remember years ago someone I knew in the nabe liked the building but had a high income or something. If resales are free market, great for the buyer if they qualify. I still wonder about the low monthly since in other cities that can mean crucial work to a building may be ignored in order to keep the cc's down. Usually older owners on a fixed income. Miami Beach comes to mind. If this building has a decent reserve, then great.

why do the rents seem so low in this bldg? Does the "RTC" transfer noted by NWT have anything to do with that and if so, doe sit limit the amount of rent you can get for this unit (even if purchased at market value)?
