What would the range of discount be for a 1BR apt on a 1st floor condo building against 2/3BR on higher floors for the same building? Thanks.

When I purchased my apartment it was a new construction building. My 1st floor/cellar duplex 1 bedroom/2 bath was 30% larger than the 2 bedroom/2 baths in my building. My apartment was priced identical to the 5th floor 2 bedroom. For me, I valued the additional usable space over the higher floors with an additional bedroom.

I've lived in a couple of ground floor units and there is a big difference between them. Some really need a discount and others not so much...

Often depends on a few things.

1. Front facing or back facing.
2. Elevated street level or looking at people ankles?
3. Higher ceilings than rest of units?
4. Nice garden to look at and access or just brick walls...or sidewalk.
