Why is it not selling ?

Seems like anything with 4 walls (especially new dev) is going to sell very easily these days but this is not. Apt has been out for a year now. Price psf is actually much lower than building average if you factor in the outdoor space: http://streeteasy.com/nyc/sale/913516-condo-101-warren-street-tribeca-new-york

Because anyone using the "elevated pine tree forest" can stroll right onto the terrace and into the apartment

Aside from potential crime, there's the constant reminder to other residents, "This is not a public space". Other than that, nice home in great area.
