Is there any method of seeing history on the condo listings snapshot. I'm seeing that 3 beds are today listed for an average of more than $1,900 psft. This seems to be much higher than last year but I can't validate without the history.

For history you'd need to look at SE's condo-resale index, or else Miller-Samuel's numbers.

This grid from 2009 is very interesting. Ppsf has increased only 6% for studios with the spread increasing all the way through 4 beds where it has increased 33%. Also, the typical size of apartments has decreased for studios and 1 beds but increased for two,three and four beds.

Whilst, I'm not going to do something as claim that 3 beds have increased 25% in value in the last 4 years, it does speak volumes that the Manhattan market (new dev in particular) is shifting towards high end, larger apartments, and more and more families would like to continue to live in the city as their kids grow up.

Yes, you must be very careful reading those stats. The price variation might depend much more on the "properties" of those 3BR than anything else (a bigger new dev percentage of sales and new dev prices have become crazy, bigger apts as you noticed and bigger apts are more expensive even on a psf basis etc). If you control for those properties, appreciation might be much more reasonable.
