I know it is the Essex House and the view is incredible, but still to me the ppsf is crazy! Thoughts?

It is certainly stretching. a lower floor 1 bed with unobstructed park views closed for $2,375MM this year. I'm not sure where the additional $1MM comes from for the higher floor but a number close to $3MM doesn't seem outrageous.

$3.5M for a tiny one-bedroom apartment???? INSANE. Only a moron (a rich one at that) would pay that price for a cookie-cutter apartment. Go have a drink at the Sherry or the Pierre for the same view.
