Discussion about
willing to negotiate on sale commission? I am planning to sell my alcove studio condo and do not want to pay 6% comm. I think 4-5% is a fair amount. Thanks
why not sell the condo yourself and advertise that you are willing to co-broke? It cost you 3% to co-broke plus under $400 a month to advertise on SE and NYtimes. There is really not that much work other than doing the open house yourself.
The rest you have to do that yourself anyway whether you are using a broker or not, ie de-cluttering, staging, negotiating and dealing with the closing attorney.
I moved out of state.
From my experience, it is hard to find someone to do it for 4% unless it is a high end listing. The vast majority of the sales are co-broke, your broker has to part at least 2.5% to make it worthwhile for the other agent to bring in a buyer.
Do you have anyone you trust who can do the open house for you? The market is still red hot, if you price it right and with proper staging, it should not take too long to sell these days.
How big is your studio? Is it convertible as a Jr 1 bedroom? I know someone who is looking for a Jr 1 bedroom.
BTW, I am not an agent or broker.
Thanks for the input. It is an Alcove studio, about 440 sqf located in Midtown East.
Since you're not here to do it yourself, and it's not an high end listing, you're going to end up paying 6%.
It's against the law to use a friend without a license to act as an agent. Big big trouble, do not go there.
The only other thing you can try is a broker like Rutenberg or Level Group, or other firms that let agents choose commissions. Just get on the phone and start calling people with nice bios and similar listings.
I think you can find a broker at a large firm that will list at 5%.

So if my friend shows my apartment to some buyers we get arrested by the real estate police?
and then you both get sent to Guantanamo. this is serious shit. no laughing matter.
I thought West34's comment was quite sufficient. I don't know what C0C0 thought he was adding.
fair is fair, riversider.
Hi C0C0! Why haven't you brought out Jim_Hores lately?
riversider, you know that he is you.
younessi - if you are interested, i can forward you the contact of a broker that can do this.
C0C0, when the kids come to your door this evening, what do they think you are "dressed up" as?
Do you change clothes when you change identities?
He probably posts nude. In a basement.
Hi aboutready. Were your kid(s) scared when you visited C0C0's house for Halloween?
Idiotic. If you can't be intelligent be clever. If you can't be clever be funny. You fail on all accounts.
Are your kid(s) clever or funny?
Sbk, you can forward it to taxmachine@gmail.com. Thanks

I'm an independent real estate broker since 1987, also a mortgage broker, therefore can easily prequalify a prospective buyer.I would consider taking less than 4%.

Ellen - I like how you negotiate. When he says 4-5% is fair you tell him you can do <4%!
Hi yikes. Met any elementary school teachers you can tolerate?
Wait, was your ex-wife an elementary school teacher? Or did something else happen that makes you a Michael Vick fan but an elementary school teacher hater?
Freebird, there are tons of brokers he can choose from with 4-5%, therefore chances of him choosing me would be pretty low. As an independent broker I don't share my commission with anyone, and there's a real possibility I would do the loan for the buyer since I have the best rates in town.
That said as a seasoned broker, this owner would get his best possible price.
