How to I go about finding a good broker who is

willing to negotiate on sale commission? I am planning to sell my alcove studio condo and do not want to pay 6% comm. I think 4-5% is a fair amount. Thanks

why not sell the condo yourself and advertise that you are willing to co-broke? It cost you 3% to co-broke plus under $400 a month to advertise on SE and NYtimes. There is really not that much work other than doing the open house yourself.

The rest you have to do that yourself anyway whether you are using a broker or not, ie de-cluttering, staging, negotiating and dealing with the closing attorney.

From my experience, it is hard to find someone to do it for 4% unless it is a high end listing. The vast majority of the sales are co-broke, your broker has to part at least 2.5% to make it worthwhile for the other agent to bring in a buyer.

Do you have anyone you trust who can do the open house for you? The market is still red hot, if you price it right and with proper staging, it should not take too long to sell these days.

How big is your studio? Is it convertible as a Jr 1 bedroom? I know someone who is looking for a Jr 1 bedroom.

Since you're not here to do it yourself, and it's not an high end listing, you're going to end up paying 6%.

It's against the law to use a friend without a license to act as an agent. Big big trouble, do not go there.

The only other thing you can try is a broker like Rutenberg or Level Group, or other firms that let agents choose commissions. Just get on the phone and start calling people with nice bios and similar listings.

I think you can find a broker at a large firm that will list at 5%.

I'm an independent real estate broker since 1987, also a mortgage broker, therefore can easily prequalify a prospective buyer.I would consider taking less than 4%.

Freebird, there are tons of brokers he can choose from with 4-5%, therefore chances of him choosing me would be pretty low. As an independent broker I don't share my commission with anyone, and there's a real possibility I would do the loan for the buyer since I have the best rates in town.

That said as a seasoned broker, this owner would get his best possible price.
