can anything be done about this floorplan? and why is the maintenace so hight?
The large outdoor space adds to the property tax burden. Combined units usually have higher maintenance. I'd take out that bedroom next to the living room.
The building's paying $91K in RE taxes, the same as a similar converted-tenement co-op a few doors down.
One thing jacking up the maintenance is the elevator. Only five of the seven units use it, but they all pay to maintain it.
Another thing is the co-op's $600,000 mortgage. That's a bit high for a small co-op. They've kept adding to it over the 30 years since conversion.
The big problem for 1B, though, is the the co-op's share allocation:

5B has as much roof space as 1B has yard space, and about the same indoor space, but isn't paying for it. That discrepancy is reflected in the prices when they both sold a few years ago.
