Generous but not too generous: 1 month's maintenance spread across all employees.

Renters usually pay more since they are there for a shorter period of time and generally cause more wear and tear.
@fieldschester - have no actual proof but I think renters pay less because they have no vested interest in the building and know they won't be seeing building employees on an ongoing basis. They could care less about wear and tear.

I'm a renter, I tipped generously the two people who did special things for me this year. The others are just doing their jobs, nothing extra, and I'm not tipping them anything.
I'm in a high rise full of young professionals and I think young people are not going to play this ego game anymore.
I'm saving my tips for the low wage service workers in my life. And my own family. And genuine charities.
