Building is 20' x 40' with 3 rental units on 4 floors (the lower level is a ground floor + basement duplex).
Looking to add 2 new floors (6 stories total, 5 above-ground) and renovate the existing units so that the building becomes 3 duplex condos, each with 3 BRs + 2BA.
Would require gut reno/construction of 3 kitchens, 6 bathrooms, hardwood floor and central air. Would also be digging out 200sf of the backyard so that the basement level can open onto outdoor space.
Need the construction to be high-end enough to attract picky Brooklyn families (it's a good school district) -- looking to sell the three 3BR condos for approx 1.5M each.
I'm estimating $350/sf. For 6 floors x 800sf/floor, that'd be 1.68M.
Does that seem like a reasonable ballpark starting point?
