Discussion about
We just moved into a co-op with a live-in super. Can you tell me what his job consist of? How much do I tip him? Can you describe what your live-in super has done for you and how much you have tipped him? There are also several doormen in the bldg and I was told they also do odd jobs like painting.
I live in a large coop with a live-in super. He has a huge office in the basement with his assistant. There are 16 on staff. The super manages the staff and sets their shifts, checks that approvals have come through for renovation work and major deliveries (service people must file insurance papers with the building), spot checks on renovations being done according to coop regulations, makes sure that regular building upkeep is being done (trash/garbage put out on street properly, hallways cleaned, etc.), supervises building wide projects, addresses tenant questions, etc.
The super and staff made sure the move went smoothly (getting into building, using service elevator), addressed some repairs for the apartment, checked in on our floor guys and painters, made sure the mailman knew where to put our mail, and helped us carry in things we brought by car. The super also gave us some advice on upgrades for our apartment. Everyone was very, very helpful.
The broker hinted that I should tip the super and key staff after the move. We gave the super $100 and the staff that helped us out during the first few days between $10 and $25 each. All of them were very happy; we have a good working relationship with them.
Yes, that's what we did also. I live in a smaller bldg, only 75 units, and we tipped the super, and all of the staff $100.
But I want to know what have people asked them to do within your unit If you have a broken faucet, do you ask him to help you or call a plumber ? I have asked them to help hang curtains and remove the window air conditioners.
In the co-op we have in Queens, the super or his assistant, have completely redone our bathroom, put an a/c in the sleeve in our wall, installed a ceiling fan, painted, etc., for us. Their fees are very reasonable. I would definitely call him if I had a problem with the plumbing and/or electric. They are responsible for the building.
We bought an apartment that had not been maintained by the previous owner, something we were well aware of. The building repaired, at no charge: broken sashes and a broken glass in a window, faucets leaking at the handle, and a leaking HVAC unit. That's why we tipped the super so well and then tipped the staff that helped us well per incident.
They have 18 out of 24 hour handyman service and a house painter. They will take a look at plumbing issues, hang curtains, maintain/repair the a/c's, etc. You are billed for some of these things, such as periodic painting. They tell you, upfront, whether it's billable or not.
They will not redo a bathroom or put an a/c sleeve in the wall. Things like that must be done by fully licensed and insured people: contractors, plumbers, electricians, flooring people. They must submit a $2 million policy covering the Board, Coop, and owner of the apartment.
