Recourse against Mortgage broker or apt broker?

Hi there - I am wondering if there is any recourse against the mortgage broker and/or apt broker if their actions cause me to miss the deadline for completed application to the board, lose my apt and forfeit my deposit. Their mistakes and laziness have plagued my whole process! Thanks for any advice and soothing words as right now I am in the last days of the filing window and seeing red!

if you paid the broker, they have a fiduciary duty to work in your best interests and you can sue them at the minimum for what you paid him.

talk to your lawyer -- ther broker does not get paid and if your contract had a financing clause, a non completed application in good faith may get you the deposit back - good luck

1st apt- what actually happened? when is the deadline? how fast do you need to get in?
you just don't forfeit the deposit, the deposit is in escrow, and in NY no one just takes it, can't their is a process and you can battle all along,
now are you buying a co-op or a condo? what acutally happened how fast do you need to close? what is your window? i may be able to help, i have closed loans in as fast as 7 days, and able to get a commitment letter from a bank in 24 hours from submission, and can stall closing by bank attorney sending letter not available on that day for closing, etc. if this is an emergency you can call me at 646-419-4192 direct Daniel at dledven@customcapital.net
